No one can argue that, over the last decade, technology has made leaps and bounds. Can anyone remember having to find properties in the filing drawers on 3X5 index cards, or in those old books? We've definitely come a long way and we continue with new and remarkable improvements each year. The new trend, as of late, is going completely paperless!   Utah realtors are seeing lots of light at the end of the tunnel for 2011, based on the forecast of Lawrence Yun, chief economist for the National Association of realtors.  He went on to say,'In a nutshell , the worst of the housing market is over.  The new jobs, and increasing population in Utah, should bring a steady stream of buyers into the market this year.'  He went on to point out that Utah is in the top five fastest growing states.  That will continue to place more demand for homes.

  What is it about Draper Real Estate? I have noticed a trend in the last two years with my buyer's and leed generating programs.  I receive a much higher percentage of in State Buyer's or Locals who are looking at homes for sale in Draper, Ut.  My Relocation leeds and clients from out of State  are much more apt on the initial consultation to inquire about Holladay Homes or Real Estate in Sandy. Mortgage rates in Salt Lake County are still at all-time lows.  With 30 year rates hovering just below 5%, many first time home buyers and investors are considering coming out of the closet. 
Should the home buyer take action now, or should they wait for further lowering of Mortgage rates?  My belief is that rates are only going up.  Now is the time to take action!
With an abundance of short sale and bank owned properties on the market, the combination of lower rates and lower prices on existing homes for sale, there could not be a better time to buy.

  Our economy has changed in the last five years. More people have become cautious with their money. Buying what they need, not what they want. But I believe it's a good thing. When showing homes, my clients seem to be more willing to be realistic about setting a home buying budget than they were 5 years ago.  What I am seeing is that a large portion of the Homes I show in Salt Lake County priced under $300,000 are extremely discounted properties or SHORT SALE LISTINGS, BANK FORCLOSURES or REO PROPERTIES or HUD LISTINGS.  So this morning was the annual Realtor's Housing market forecast Breakfast. The SL Board of Realtors Housing Market forecast is always a favorite event of mine because of the much anticipated Greater Salt Lake Real Estate Forecast and Predictions.
