As of today, there are 25 active listings in MLS and 3 homes that went under contract in the past 30 days. This gives us a current absorption rate of 8.3 which is higher than last week's rate of 26. Of the 25 active listings, 10 are new homes from the builder(5 town homes, and 5 detached homes),3 are traditional re sales the remainder are distressed sales which break down as follows:

2009 Lending Changes - 01/07/09 07:49 AM
I wanted to pass on some of the changes I am hearing in the Home Lending Industry from some of the lenders I work with. These changes began January 1, 2009.FHA Down payment is now 3.5% for purchases only, refinances are still allowed to 97.75%.New Loan Limits are $625,500 for FHA.LENDERS now order the appraisal on Conventional loans.Max Loan to Value for loans over $417,000 is 90% unless using FHA.Investment property requires a minimum of a 15% down payment.If you need me to refer you a lender please contact me.
