Is it true...a $550K house has sold in Armour Hills?  That's got to be a record!  The final sales price has not been recorded, but this home is under contract at 6901 Brookside Road and according to MLS, the list price is $550,000.  It was on the market less than a week, no sign in the yard.
Something must be going on behind the scenes here..this house has had rehabbers working on it for several  months now. It was on the market previously priced under $200K and needed a total renovation.  But $550K for a three bedroom, three and a half … (0 comments)

Heavy sigh as I begin this post...it's about the 'mutt mitts' (plastic bags for doggie waste) provided by the Armour Hills Homes Assn in Arbor Villa Park. At our board meeting last week, a resident stopped by wondering when the supply would be replenished. Board member Tiffany Moore did some investigation as to why the box is frequently empty.
A resident who lives near the park orders the mitts and stocks the dispenser. Armour Hills has been spending about $4500 per year on these plastic baggies. A shipment of 6400 mitts lasts...just 6 to 8 weeks. Yes, we have lots of … (1 comments)

Average list price was $180,238 and average sales price was $163,600.  Average days on market:  73.

Interesting home sales statistics from Armour Hills subdivision in the Brookside area of Kansas City Missouri last month..I think these stats show some trends worth noting...my comments below!
In August 2010, six homes sold in Armour Hills.  Average days on market:  59.  Average list price:  $176,650. Average sales price:  $174,475. 
In August 2011, nine homes sold in Armour Hills.  Average days on market:  101.  Average list price:  $223,811.  Average sales price:  $215,372. 
The average sales price for August 2010 was very low for Armour Hills.  More of the lower priced homes sold, including some foreclosures, which drag down sales prices.  Note … (0 comments)

Today I am comparing home sales statistics for the first six months of 2011 with the first six months of 2010 in two of the larger area subdivsions here in Brookside, Kansas City MO: 
Rockhill Gardens: 
2010:  18 homes sold.  Lowest sales price was $65,000; highest sales price was $251,250.  Average sales price was $177,151 with an average of 103 days on market. 
2011:  12 homes sold.  Lowest sales price was $65,000; highest sales price was $256,000. Average sales price was $179,343 with an average of 118 days on market.

Kansas City MO voters go to the polls once again next Tuesday to vote on the future of the earnings tax. (Actually this is a state wide election but I'm focusing on KCMO for this blog.) The opposition to the tax states one of the reasons it should be repealed is because it discourages buyers from purchasing homes in Kansas City.  As a Realtor working in KCMO, here's my take:
