Would it make much sense to post a wrong number on your yard sign?   It is now required to dial the area code in order to place a call in the Omaha area.  If you do not have the area code on your sign and the buyer is new to the area they are not able to reach you because they might not know the area code!  
If you are interviewing agents to sell your home you might want to check to see if they have the area code on their yard sign.  This small detail might seem insignificant but what if the buyer … (1 comments)

Everyone knows the importance of have great photos on a listing.  Great photos can mean the difference between getting a home sold or having it sit on the market.  It is also important to look at the photo order just as a baseball manager looks at his/her batting lineup.
Currently our MLS allows you to load up to 35 photos.  However, Realtor.com will only allow up to 4 photos unless you have the enhanced listing package.  In addition to Realtor.com, many IDX programs will only have room for 10 photos.  It is extremely important if you are an agent that your … (8 comments)

Everyone knows a gallon of paint can help sell your home.  However, what happens when your neighbor's home or garage needs painting? Sometimes your neighbor's property can negatively affect the sale of your home.  When a buyer purchases a home they are also purchasing the neighborhood.  I have had several sellers who "volunteered" to help the neighbor paint in order to get their home sold.

Here are a few basic pointers for using your yard sign to its maximium potential.
  
 
A)  Additional Rider:  Invest the extra money for a rider that tells something unique about the property or a rider that makes the home stand out and engage the potential buyer.  
B)  Agent's Name and Number:  Do not give your lead back to your company.  In Nebraska, the company name must be disclosed.  However, the company phone number is not required.  It is your listing and your lead, so only put YOUR number on the sign.  Be sure, to promote your name - again this is branding.

 Here are a few pointers for taking better kitchen photos.
 
A)  Refrigerator:  Remove all magnets and artwork from the frig.
B)  Counters:  To make the impression of ample counter space remove any excess accessories from the counters.
C)  Sinks:  Hide excess dishsoap, scrub brushes and dishes so they do not appear in the shot.
D)  Dog Dish:  Remove any dog dishes from the photo shot.
E)  Kitchen Trash Cans:  Remove unslightly kitchen trash cans from the photo shot.

Every June Omaha is proud to host the NCAA College World Series.  Have you thought of renting during the CWS?  Many landlords are taking advantage of this of this unique opportunity and are renting furnished homes on a short term basis.  Some investors charge as much as $275 a day to rent a furnished home during the CWS.  Obviously, being a landlord is not for the faint of heart but it may be something to consider as one of your investment options.

Does office location make a big difference?  The argument is that a high traffic location will lead to more closed sales.  How many sales can directly be attributed to office foot traffic?  If 87% of home buyers are seaching online then is it the best use of company dollar to invest in a high dollar office location?

Many Realtors get caught up into a strategy of doing something "new" in order to generate more business.  It sounds more fun and exciting to implement a new strategy - however, it might be a better strategy to do something you already do - only do it better. 
For example, take for example Craigslist, you already post your listings to Craigslist, but at what frequency do you refresh the posting so it is not 100 postings from the top?   When you post to Craigslist are you using the standard template or do you use an enhanced template like v-flyer?  Sometimes a slight change can net you more results … (12 comments)

"Great personality!"
If you were going to an online dating service would you date someone that had no photo but the caption that said, "Great personality?"  Now, what if you were a buyer looking for a home would you take your time to visit a home in person with no photo of the home online?  How about a photo that is from the tax assessor's website with a car in the driveway and trash cans on the curb?

As many of you know I am a fervent believer in professional staging.  I truly believe that staging a home is an effective internet strategy.  Studies show that close to 85% of home buyers begin their search online.  Staging a home is critical to give the best impression of the home not only in person but also online.
