The FED lowered interest rate again today. While this will hit the headlines as great news, I am viewing it as a a double edged sword . On one hand this will potentially help the real estate market. Lower interest rates could help move cautious buyers of the fence. It could help create a refi boom for my lender friends. While it will be seen as a proactive move by our government to prevent a recession I have to wonder how did we get here? and Are we letting the culprits off Scott free? Last fall the National Association of Realtors came out with their new campaign. "Now is a good time to buy or sell a house" It was a one size fits all message that they wanted us all to adopt. Well the question that I want to ask is it really a good time to buy or sell a home? That is where the one size fits all message runs flat. While many areas of the country have seen declining home prices Overland Park KS has held it's ground. While not every area of the city saw a price gain many subdivisions did show a gain. Shadow Brook in Southern Overland Park is one of those subdivisions. Home sales in Shadow Brook were brisk in 2007 with price appreciation and low days on the market. For many people 2007 was a year of up's and down's. That would be a really great way to describe the housing market. Some neighborhoods were up and some were down. Well Willow Bend in South Overland Park was one of those neighborhoods that was up. 2007 saw a solid year of home sales and price appreciation. That is where the truth lies. While some areas of the East & West coast have seen double digit losses, the Kansas City metro area has held tough. Some areas have even seen price gains. 2007 brough a lot of ups and downs for the Home Market, while some areas of the country saw double digit losses The Kansas City metro market saw only a very small loss. While the Metro are saw a loss as a whole many areas saw increases. Green Meadows is one of those subdivisions that faired very well. Grren Meadows in Overland Park is a family friendly subdivision of Single Falily residential homes border by 151st & Nall Avenue. NAR set's up new site to help combat media - 01/17/08 09:14 AM
I just picked up from Realty Times that NAR has introduced a new website to help combat all of the negative media coverage. The site is touting the long term benefits of homeownership. What I want to know is when were they planning on telling us. I guess the public must be tired of their "Now is a great time to buy or sell" campaign, so they rushed this new campaign into place. If the public is ever going to start trusting us again, we are going to need a lot better communication form NAR. I am proud to be a (7 comments)
Overland Park 1/8 cent sales tax? - 01/16/08 04:08 PM
Overland Park has a mail in ballot initiative this month, they want to continue a 1/8 cent tax that was initially approved by voter's in 1998. It was then re-authorized again in 2003. The current tax is set to expire in March 2009. The money raised by this tax is used for residential street improvements and construction of new residential streets. This tax will add a penny for every $8 spent in Overland Park. I had my home for sale with an agent when I received a call from another realtor telling me that my Home expired. What do you mean my Home expired? Did I forget to cover it is Saran wrap? No, expired is an industry term for when your listing agreement with your current agent expires or reaches the end date set forth in the contract. So what are your options? When your current listing contract ends there are several things you can do. If you are happy with the services that your agent has been providing you, you can sign an extension. The (2 comments)

We are constantly bombarded with the words real estate bubble, subprime mortgage mess, liquidity crisis. What we have had a hard time finding out about is the truth. Yes, certain areas of the country have been hit hard by falling prices in real estate, foreclosures and not enough money to finance potential buyer's. However, Overland Park & Leawood zip codes 66224 are not one of those places. Home sales continue to be brisk with sale prices showing very little change from the prior year. Johnson County kansas as many of you know is a great place to raise a family. We have great schools, a solid job market and basically everything you could want from a major metropolitan market. While many of the coastal areas have seen huge increases in housing prices the last 5 years, Johnson County Kansas and the rest of the Kansas City area has seen mostly modest increases. We have all heard the excuses, it's the media, it's the subprime mess, it's the economy. We got really tired of all of the excuses at our office, so we came up with a simple philosophy for 2008. Be a winner, not a whiner. We have the ability to combat any negative press, there is plenty of mortgage money available and no matter how bad anyone wants to portray the economy their are houses selling every day. So we say save the whine for you cheese and crackers, step up to the plate and be a winner in 2008.
