I just wanted to give a quick update prior to my first quarter market report for Hampton Place. Since the end of last year homes sales have been on fire. There have been 8 homes SOLD in the last 90 days and there are 6 homes currently under contract. With only 8 homes active for sale there is currently less than 3 months supply of homes currently available.

One of the biggest questions every buyer and seller wants to know is, Where's the bottom? Finding the bottom in any real estate is extremely hard to predict. One of the reasons is lag time in data reporting, by the time the media reports that the market has bottomed out it is usually 3 months have past. So we are stuck with trying to predict the bottom.

I will need to file this post under missed opportunities or I am not smart enough to get it. The real estate market in Kansas City peaked in 2006, August 2006 to be exact. Do you want to know what the average mortgage interest rate was in 2006? It was 6.41%, now let me equate this to how you can buy the same $200,000 house that you would have bought in 2006 for $131,000 less today.

With less than 75 days left, the competition for first time buyer homes is really heating up. Just like in September of last year the best homes are selling and selling quickly. Adding fuel to the fire is the $6500 move up home buyer tax credit. Many homeowners are moving up to was is just the upper end of first time buyer homes. If you are a potential home buyer is Johnson County KS you have less than 90 days to get a home under contract. Yes, less than 90 days. If you want to collect the $8,000 first time home buyer tax credit or the $6,500 move up home buyer tax credit you only have until April 30th 2010 to get a house under bona fide written contract or you do not qualify.

Tax credits for first time home buyers started in the fall of 2008 with a $7500 tax credit. This tax credit met little fan fare as it needed to be repaid. In early 2009 that tax credit was increased to $8,000 with no repayment. This tax credit helped restart a slumbering real estate market. As foreclosures and job losses mounted congress and President Obama were under a lot of pressure to keep the economy moving. So the November 30th 2009 deadline has been extended to April 30th 2010.
