Income limits may be increased.  We are at the eleventh hour and they are still posturing and it the deadline is looming close.
The wealthy towns of Wellesley, Lincoln and Weston where there are many luxury homes have seen a considerable drop.  The Weston price drop is 12% and sales drop doubling that number at 22.6%.
Highend real estate has been out of luck with a tax break.  it should be across the board and it should have been for all as far as I am concerned.

Yesterday I took a course and some of the attendees had some funny stories I thought I would share a couple of  them while I still remember them.
The first one goes like this:  The agent went to give her market analysis to the owner.  He said that the 2-Family was worth at least a million.  Her price was half that.  He insisted he would take nothing less. The background on this house was that he had a large snake in apartment, rats in the basement and in the rented apartment an ex-con.

That is what  Anne Leonard of Needham, MA said when 25 members of the Irish Village Soccer Club did over her roof.  You may remember I wrote about this woman who have come on some really bad times and her home was in need of much repair.  The worst thing about her house was the leaking roof.  The men as you can from the picture below did work on the roof.  They will have one more Saturday to finish the work they have started. *see Homeless in Needham blog

CNN and money magazine ranked Westwood 13th on its list of the 100 Best Places to Live in the United States. It is one of the wealthiest towns in Massachusetts.  One of the great things about this town is the schools, the easy access to major highways.  It is another town that was once part of Dedham and split away.  It is bordered by Needham, Dover, Walpole, Norwood, Canton, Dedham.  Westwood has a beautiful new High School.  A very pretty town and well laid out.

Holliston is the picture of New England.  As you drive through town you see many historical homes.  In the center of town is the Fiske Store which a a wonderful place for crafts, kids toys and collectibles, penny candy.  Just across the street is the a great market which has been there for years.  My favorite spot in Holliston is Lake Winthrop.  It is this serene lake,  It takes me back to going to New Hampshire in the summer with family and friends.  Among the wonderful things about Holliston is the school system.  Absolutely … (0 comments)

Sherborn Market Report from 9/3/07 - 12/3/07
Sherborn is  home to the Sherborn Inn which has been completely renovated.  If you haven't been there it is great.  The tavern is great for quick bite and the main dining is just elegant.  We went to a lovely wedding there last January and it was superb.  Sherborn is a  small semi-rural community.  There is a full time Police Department and an on call volunteer Fire Department and rescue squad.  
Sherborn is bordered by Framingham, Natick, Dover, Ashland, Holliston, Millis, Medfield.  Sherborn shares with Dover the high ranking public schools.  This is a very picturesque … (0 comments)

Natick is on the Charles and Concord Riverbank.  The land was granted to John Eliot as a plantation for his praying indians.  The Eliot Church is in the South Natick center which is very picturesque with a lovely waterfall just behind the Library.  There are many restaurants, plenty of shopping especially in the new mall in Natick on Route 9.  Great for convenience with major highways close by and commuter rail to Boston.

Dover Market Report for the 3 month period 9/3/07 -12/03/07
Dover is almost Needham to us who have lived here forever it seems but it is just 3 miles to the line from our home.  A beautiful, affluent community but yet close to major highways.  Dover was part of the original town of Dedham and established in the Springfield Parish of Dedham.  Dover has great schools and town services.  On my website link below there is information to link to for schools.  Dover is bordered by Westwood, Needham, Medfield, Sherborn, Natick, Walpole, and Wellesley.  It is just 16 miles to Boston.

Please note: The 8 properties at the top off the report under $50,000 are rentals. 
There is more bang for your buck in Needham with the services provided, the schools are outstandng, the convenience in Needham's transportation and proximity to major highways. Needham is close to Boston by car or public transportation.   Needham is close to great shoppping, starting with the shops in Wellesley, new shops in Natick, Framingham, & Burlington.

December 2nd. Snow is falling.  We might have 3 inches.  It is to be expected so I thought I would dress for the occasion.
It is my favorite season of the year, except for the cold.  If only it snow without the cold it would be perfect.

There are some dynamic changes in the number of sales in a lot of the communities here.  Most dramatic being Dover with 160%.  I look at these and I am encouraged.  The luxury markets are still strong.  Median prices have basically moved down except for Dover and Dedham.   These are very interesting stats I think.

Well there is one more thing about Thanksgiving that I think of and that is wonderful Owen's Poultry Farm.  It happens to be within walking distance of my house.  That was great place to go when my son was growing up.  We would walk over to see the chickens, turkeys, pheasants, bunnys, pigs, horses, cows, emus, lambs, roosters, geese and occasional ducks.  It was great. I didn't have to jump in the car.  Now I have 3 wonderful grandchildren that I also take over to Owen' Poultry Farm on 585 Central Avenue, Needham .  Prior to Thanksgiving they have  kept a … (0 comments)
