100 Days of Greatness - 10/16/07 04:59 AM
Yesterday I started "100 days of greatness" in my local Century 21 Shoreland office watching Brian Buffini on DVD.  I am an experienced Agent with 7 years and a good track record under my belt.  However, I can clearly see how Buffini is going to give me an added boost and change the way I think!  I am already looking forward to "Turning Point".
I would love to hear comments from others who have taken "100 days of greatness"- especially from experienced Agents on how it changed the way you think and how it effected new and current business.

As I have reported in my previous posts, real estate activity here on Provincetown and Cape Cod remain very strong this year vs last year.  I just ran the numbers on our MLS system.  According to our local MLS of all property types that have actually closed YTD, our volume is up 7.9% vs LYTD as of 4:00pm October 12, 2007.
Cape Cod and especially Provincetown remain a place where people want to buy second homes and have a wonderful quality of life!  Buyers realize now is the time to buy while we remain in a Buyers market with plenty of options … (0 comments)

Here in Provincetown and the most of Cape Cod, many properties have a private septic system.  However, here in the town of Provincetown, they are expanding the sewer lines to allow more properties to connect to the town sewer system in order to eliminate private septic tanks or cesspools. 
I have a Client who purchased a property several years ago that was recently connected to the sewer system prior to the closing of the sale.  This Summer season my Client realized that the plumber did not connect every plumbing outlet to the sewer system and waste was being dumped into the older … (2 comments)

As we know, we as Brokers and Agents need to think outside the box in order to differentiate ourselves from the competition.  This is exactly what I did when I opened the Century 21 Shoreland offices here on Cape Cod!  What we have done is put several computers with wireless access in the front area of our office along with an espresso machine and coffee maker located in a living room setting.

As I reported several days ago in my blog, the market here on Cape Cod & Provincetown is doing well.  Sales volume in August 2007 vs August 2006 was up a whopping 20.9% in Barnstable county (Cape Cod).  YTD volume is up 2.1%.
Thus, in my opinion, even if sales nationwide are down roughly 3%- we are not in housing slump.  We are in a normal market.  I think many people (Agents, Brokers, Buyers, Sellers, news media) only remember the frenzy days where values increase 15-20% each year, volume increased 10-15% each year.  Many are spoiled with the high numbers.  We are … (1 comments)

What slump?  The median sales price of Cape Cod property reached a 12-month high in September, according to numbers released yesterday by the Barnstable County Registry of Deeds.
The median sales value for properties in Barnstable County was $387,500 last month, after lingering in the $330,000 to $350,000 range for several months.
The last time values approached this level was October 2006, when the median price hit $373,500.
