What buyers look for in a new home... - 01/29/08 03:51 PM
In my market (Queens, NY) space is at a premium.  A typical lot size might be 20X100.  And what's worst many homes do not have a garage, many don't have a driveway.  So parking can be as important as the house it self.  Nationally number one most desired feature is... central air conditioning, followed by: oversized garage, walk in closet in master bedroom (haven't seen too many of thouse here), backyard/play-area, cable/satelite TV ready, high speed internet access, separate showers in main bath, patio and fencing.
Luxury is becoming standard can you afford it?

Short Sales... - 01/29/08 11:30 AM

Here is some info regarding short sales.  First of all what is a short sale?  Otherwise known as "short pay-off", short sale is a transaction in which a Lender agrees to accept less than is owed, to permit a sale of a property upon which it holds a mortgage.  The lender MUST be convinced that it makes monetary sense to agree to the Short Sale.  The transaction is, conditional upon getting the Lender's approval/consent to this "short sale".  The bank will typically want to see an Appraisal, List of proposed Closing Costs, Financial Statement of Seller, Pay-stubs, bank statements, tax returns, "Hardship" … (3 comments)
