ActiveRain is a great website to read and learn about different real estate market areas, changes in lending, and a wide range of other topics.
I check in regularly and read posts to learn more, but I do not post anything myself very often.
Why?
Well, I write regularly on my personal website, realtormarney.com , which I have built up over the years and find that it is useful for me. Towson real estate, Timonium real estate, Hunt Valley real estate, Baltimore real estate - I write about these topics on realtormarney.com .

Happy New Year, Baltimore!
I hope 2013 has begun well for you, and that optimism is high for a wonderful year!
Baltimore had a great 2012, and I hope to find 2013 to be even better.
Our sports teams, the Baltimore Orioles and the Baltimore Ravens both made playoffs.
The Baltimore real estate market has improved, with more sales, and prices on the rise.
With interest rates as low as they are, and prices still affordable in many areas around the Baltimore area, it is a GREAT time to buy in Baltimore!

About a year ago, I decided I needed to post more here on ActiveRain, because I learn so much from others on here. I enjoy reading others' blogs -- I get some great ideas, learn something new about different laws in other states, and read what some amazing professionals do in their daily lives.
I made a commitment, though, years ago, to blog as much as possible on my own site, realtormarney.com. There I blog about Towson real estate, Timonium real estate, the local Baltimore market, plus activities and a lot of other information.

I always appreciate referrals and work my hardest to give the best service to all of my clients.
But sometimes that just isn't enough.
I was thrilled to receive a referral from a potential future client based on my interactions with them through social media and then meeting them in real life. They see the work I do, the marketing, how hard I work for my clients. When a co-worker asked them if they knew a great agent in Towson, they immediately recommended me since I live and work there.

An old jail in my town of Towson, Maryland is going to have a new life as a pool, office space, and hopefully a cafe.
Placed on the National Historical Registry in 1991, the Warden's building, built in 1858, is being renovated to preserve the original details while providing modern amenities. 
I am excited that this 1.8 acres is going to be something so useful to the community. Though the pool is going to be private, the public schools around and camps/etc will have access to use. The local senior center will be offered largely discounted memberships.

I realize I have written a lot about the Towson Zestimates and how much they have been off in my area.
It is not that I mean to harp, but as most of my family & friends know, I am an expert when it comes to house values in Towson.
Enter this weekend, with cookouts and family time galore. As usual, the discussion goes to real estate.
"I was passing this on the way to your house - how much is it on for?"
Of course, I am ready with that information:
"$2,495,000."

towson real estate: Zillow Zestimates in Towson May be Misleading - 03/02/09 12:11 PM
After doing some research, I have found the reasons that the Zestimates on some properties may be very much off.
Baltimore County here in MD doesn't provide enough in the public records for the Zillow Zestimating calculations to work properly.
A listing I have currently is on the market in Hunt Valley for $550,000. The true market value is not too far off from that listing price. Zillow's Zestimates' basics are missing a half bath, hardwood floors, and a few other items. When "claiming" the home, and adding the "upgrades" it brings the price up to $667,000, which is certainly far … (3 comments)

Even though it is not my listing, I can't help but be happy that this house sold. For almost a year I have driven past its sign at least once a day, and was so excited to see the Under Contract sign yesterday morning.
What made it sell finally? Price, I am sure!
This was a cute cape cod, single family home with a great addition off the back, and fantastic curb appeal, this home was for sale much longer than expected. Yes, it has its drawbacks, namely the busy road, but it is also very conveniently located in close walking distance to … (0 comments)

I posted a new blog on my website about the Baltimore Housing Market and how it seems to be picking up. People are calling about my withdrawn properties (pulled off to paint and stage) and contracts are beginning to flow at the office.
Contracts are starting to flow in & out of my Timonium Real Estate Office. Baltimore Real Estate buyers are starting to realize that they need to get in NOW while the prices AND interest rates are LOW.

I posted a blog at my website about Towson House Values, Timonium House Values, and a success story of a home selling VERY QUICKLY in Timonium based on following pricing trends!
Are your sellers being more realistic now? Are they starting to price AHEAD of the market instead of chasing it? Or are they still overpricing based on what things sold for 4-5 months ago?
With an average of 9 months inventory in Baltimore County, two that I have listed sold in 30 days or less because they paid attention to the statistics and priced AHEAD of it.
