So, at a recent holiday party a client of mine threw I learned that during his major remodel the concrete framed building did actually allow some noise and vibration through the walls - that's because they were installed a new hung ceiling which required about 500+ screws into the concrete. Yeah, apparently the vibes went out toward 4 floors each direction. One thing I noticed at the housewarming though was that in adding the dropped ceiling, they hadn't added a full audio system throughout the home. Many of you have read various posts from me over the past few months regarding FHA and the nightmares that it has been causing when trying to sell condos or townhomes with HOA's. Well, my longest lasting closing is just about to finish this Friday. Tonight, I was able to give the happy news to my client that we got the final sign off on FHA approval to insure the loan on this property sale. So, we've been working on a transaction for one of our clients since late October 2009. The client came to us the year prior thinking it would take him 2 months to get ready for on market, but then took 7 months to get there. I'd done a lot of early review of the property to try and determine our chances with FHA since only one part of the complex was initially approved when the development was completed. For those not familiar, if your complex isn't already approved you can do what is called a "spot approval" with FHA but only (0 comments)

The other day we met with a new client who's just about ready to go on market with their condo unit on Petrovitsky just past 140th. They're finishing up some final work around the unit so we anticipate it will be on by end of the month or Labor Day weekend. Unit is a top floor with vaulted ceilings in the living room, great room concept from the kitchen. All appliances are staying, including the 1-yr old washer/dryer combo.
