This past weekend, me and my team were conducting our latest home buying class and this time we brought in some special speakers - a home inspector, a moving specialist, and a title rep. We learned a whole lot that morning along with our clients. I'd already been aware that a few years ago the state made it mandatory for home inspectors to get licensed, BUT what really caught our attention on Saturday morning was some of the things we DIDN'T know that changed at that same time. 1. I've written about the impending side sewer inspection requirement in Tacoma for several months now and it seemed to be getting pushed and pushed for implementation. Now, we have word that the requirement has been squashed. Read below for the announcement we received via the local NWMLS about the changes: City of Tacoma ~ Side Sewer Update ~ Effective December 1, 2010On November 16th, the Tacoma City Council voted to eliminate the requirement for mandatory inspections for side sewers at the time of sale. Back on Jan 31, 2009 I submitted a post on my own Team Reba blog that let everyone know that WA State would be requiring real estate agents to disclose if they had a familial or business relationship with a home inspector. In the other post I noted that it's not uncommon for this kind of requirement to also impact title, escrow or other types of ancillary businesses to our industry. In a meeting I was in today, at SKCAR, a member of the Government and Public Affairs Committee brought forward the news that the State of Washington is going to require home inspectors to address mold in their inspection reports. This person, an inspector himself, is very concerned about what this will mean in terms of implementation. Most inspectors are not equipped to handle mold issues nor will there be an equitable level of reporting, tools, experience, and so on for there to be a reasonable level of confidence for any home buyer to know if the report they receive indeed is … (2 comments)
inspection: Water heaters can scald a deal...

When I sit down with clients and discuss putting their home on the market I go through the items in the listing for the home and ask questions of the seller about systems and major building features. These include the age and most recent work or replacement for things like water heaters, roof, furnace, electrica/wiring, plumbing, etc, that I know will be checked out during the inspection.
