Hawaii has been designated as the healthiest state in the United Health Foundation 2013 rankings.  Top health measures cited were the relatively low rates of adult smoking, obesity, diabetes, and physical inactivity.  Hawaii's outdoor lifestyle is certain to play a role in this.
Earlier in the year Hawaii was ranked as the happiest state.

hawaii real estate: 2011 Brings Continued Improvement in Kauai Absorption Rates - 03/28/11 10:56 AM
Kauai continues to move toward a more balanced market as absorption rates continue their decline. There was a time when the color red completely dominated the chart but now the "healthier" colors are reclaiming their share.  The biggest issues are with resort condos located in Poipu, Kapaa, and Princeville but those continue to improve as well.

hawaii real estate: Big Improvement in Kauai Absorption Rate - 10/22/10 01:48 PM
Kauai's South Shore Poipu area is an area I specialize in and I used to cringe at the awful absorption rate of condos there which rose as high as a 10-year supply.  My July post showed a decrease to the 6-year range and now it's down close to 2 years, a vast improvement. 
In the current data, our value-priced West Side homes has spiked but this may be a short-term anomaly, time will tell.

hawaii real estate: Kauai Absorption Rate Very Dependent on Island Zone - 07/09/10 08:24 AM
There have been huge improvements in Kauai's absorption rate in 2010.  At mid-year, 3 of our 5 zones are moving out of the red zone from "not pretty" to troublesome, a welcome improvement.  Still pretty ugly are the South and North Shores which are big resort areas.  Homes on the South Shore are not bad but condos need help.  The North Shore still has issues with both homes and condos.

hawaii real estate: Kauai Sales Uptick Continues - 04/21/10 02:40 PM
Looking at data back to 2000 shows that Kauai sales took a huge tumble indeed beginning in 2006.  But that fishhook upturn in 2009 began to look like a trend late last year and it's continuing in 2010!  Stay tuned for the next few months as we move beyond the home buyer tax credit.

hawaii real estate: Kauai Absorption Rate Continues to Improve - 04/21/10 02:02 PM
There was a huge improvement in Kauai's absorption rate in my January update and that improvement has continued through the 1st quarter of 2010.  Although still heavily tilted to a Buyer's Market, most categories are now in the 1-2 year range instead of 4, 5, and 10-year (resort-area condos an exception).  Most hope that we continue to build on this trend so as to achieve a more balanced market.

hawaii real estate: Honolulu Headlines--Isles lag in loan crisis - 02/23/10 09:40 AM
A recent article in the Honolulu Star Bulletin newspaper stated that "A declining trend in mainland foreclosures is not expected to extend locally".  Of course this is disappointing to the many who are weary of distressed properties and hoping for a near-term recovery.  While the article points out that there are signs of relief on the mainland, it must still run its course here in Hawaii.  The full article can be found HERE.
Congrats to those in mainland areas that endured the pain and are now in recovery and may we soon follow in your footsteps.  It's only a matter of time.

hawaii real estate: Kauai Absorption Rate Shows Huge Improvement - 01/07/10 06:15 PM
There has been a huge improvement in Kauai's absorption rate since my November 2009 update. The Janaury chart is shown below followed by the one from November. Although no categories are within the desired 6 months or less range, most are now in the 1-2 year range instead of 4, 5, and 10-year. This change is driven both by a decrease in the number of active listings and an increase in the number of sales. If this new trend continues to hold, it may represent a shift towards a more balanced market.

hawaii real estate: Kauai Real Estate Inventory Peaked 16 Months Ago - 12/06/09 03:56 AM
Another update of our Kauai real estate inventory makes it clear that Kauai's real estate inventory is continuing to shrink from August 2008 highs.  This is a positive sign for stressed-out sellers.  What remains to be seen is whether predictions of a flood of REOs in 2010 comes to fruition.  With the new year only 4 weeks off, we'll soon begin to see how that unfolds.
For those who want to know, the smooth yellow curve superimposed on the chart is an Excel 3rd-order polynomial curve fit.

The chart below is an update to my September post. 
With over a year of of decreasing inventory, it's clear that Kauai's real estate inventory is continuing to recover from August 2008 highs.  It's rarely possible to discern trends until sufficient time has elapsed to look back and see where we have been.  For Kauai, the inventory buildup began in the Fall of 2005 and continued to build for 3 years.  Now the number of active listings has been decreasing for a full year.  This is a positive sign for stressed-out sellers.  While I expect some time to elapse before prices also … (7 comments)

Because of wide fluctuations in monthly sales, the absorption rates for the different regions on Kauai continues to fluctuate.  But one thing remains consistent and that is that everything is still in the RED band(not pretty).  Kauai remains an island in paradise and also a buyer's paradise.  Our sellers will be very pleased once those bars start dropping into the other color bands.  Many agents will be pleased as well.

Some areas of the nation are seeing short and REO sales in such large numbers that they are the majority of all sales, I recently published a chart for Kauai showing distressed sales are only 1/4 of the market there.  On Maui they are a little higher at almost 1/3 of overall sales in the month of September.  That is still substantially less than the worst areas of the country.  What remains to be seen is whether we have escaped the worst or whether it just hasn't arrived yet.  I have joined the Keller Williams Realty short sale and REO team so as to … (0 comments)

hawaii real estate: Kauai's Poipu Real Estate May Be Ready to Turn the Corner - 09/26/09 09:56 AM
Earlier today I posted my real estate inventory chart for the entire island of Kauai.  Although that chart showed Kauai's real estate inventory has been decreasing for over a year, Poipu on Kauai's South Shore has lagged behind.  Finally there are signs of improvement here as well.  Admittedly it was hard to get the yellow curve fit to bend at the upper right so it's still a bit early to say inventory here has peaked.  Nevertheless, it's a positive sign especially when considering the overall improvement in Kauai.

My last Kauai real estate absorption rate posting back in April looked pretty awful as can be seen from the first chart below.  My current update (2nd chart) shows substantial improvement and the other color bands are now much more visible.  Residential homes on the West Side and the Central Lihue areas are now just about out of the dreaded red zone and that 156-month supply of South Shore condos is down to 55 months.  We've still got a lot of red-zone stuff but it's falling!

Kauai home sales statistics have been released for the month of April 2009. The figures are island-wide comparisons of current sales versus year ago sales. Today's high-anxiety environment will drive some to look at data draw conclusions which may or may not be valid. In my experience, monthly values fluctuate widely and I've always preferred to use year-to-date data to average out the fluctuations. Now that we have several months under our belt, year-to-date is becomming meaningful. Interest Rates At Historic Lows Sometimes we get all caught up in the daily or weekly fluctuations in mortgage interest rates and don't step back and look at it in the historical sense.  If there is any doubt as to whether this is a good time to buy a home, take a look at the chart below.  WOW!  How many out there remember trying to get a mortgage when rates were pushing up toward 18%?  Unfortunately I do, shhhhh!
