Twenty-one percent of the National Association of Realtor members in January reported delays in contracts, and 33 percent said contracts fell through, according to NAR. The number of contract cancellations remains mostly unchanged from December. The increase in the past year of contract cancellations or delays has been blamed on more lenders declining mortgage applications from stricter underwriting standards and low appraisals coming in under the agreed upon contract price. According to the National Association of Realtors, the rich have returned to the real estate market and are taking advantage of great deals in luxury homes. According to the Birmingham Multiple Listing Service, 139 homes priced over one million dollars have closed since the beginning of 2011 in the metro area. Presently, there are 32 homes listed on the Birmingham MLS priced over one million dollars.
