Congratulations to McKinney, TX for making the list again this year.  Somebody at CNNMoney really likes the old McKinney Town Square historic area and the price of a 5-bedroom home in McKinney when compared to other parts of the country.

All over Collin County, TX this Summer, there are familiar orange safety cones and construction barriers out.  Custer Road is being widened.  The Highway 121 Tollroad is still under construction.  The I-75 interchange at Hwy 121 is plugging along at a good pace.  The latest phase of Preston Road being expanded is the area North of Eldorado Parkway in Frisco heading out to Hwy 380. If you read a paper, or check online news sites for housing information, I know you've seen the headlines that it will be 2012 before the housing market bounces back from this recession.  There is still a glut of homes in foreclosure that must be sold and then time to distance ourselves from those sales so that our home values return.  Okay, there are some parts of the country for which this is true.  There are even some parts of Texas for which this might be true.  But, Dallas/Fort Worth isn't one of … (0 comments)

The best thing that has happened to real estate in a long time has just been finalized.  Google and Twitter.com have reached an agreement, and tweets will now be included in google searches.  This means that we can pass on great deals, up-to-the-minute info, and special offers only visible on twitter.com before to more internet users than ever.

Now that we've entered the 4th quarter of the year, it's a very good time to stop and analyze the housing market in Prosper, TX and see how things are doing:
Active homes in Prosper:  169 Active listings in the MLS.
We had a solid September and October showings and sales show that Prosper, TX is a hotbed of activity now that we're beyond the 100-plus degree heat of August.  At only 169 homes available, ranging in price from $140,000 to $21 million, choices are limited and market conditions fluctuate from balanced to seller's market conditions depending on the price point.  … (2 comments)

So much for saturated markets in the DFW Metroplex.  That was a thing of late 2008.  It isn't our reality right now.  In fact, the biggest complaint I hear from buyers in Dallas/Fort Worth at the moment is that they are having to go up on their preferred price range in order to find the best value in their eyes.
Case in point:  McKinney, Texas right now - we have sold 75 homes in the last six months that are 4-bedroom, 3-bath homes.  We have only 58 homes currently available.  Some of those homes have condition issues.  Some are in less-than-ideal … (0 comments)

75071: McKinney, Texas: Don't overpay for new homes or resale homes - 08/30/09 02:23 PM
Earlier tonight, I was asked my opinion on a home in McKinney, TX.  It was a new home, listed in the $180,000's with 1800 square feet.  I advised that buyer, as I would anyone at this time, to get their hands on recent sale comps in the immediate vicinity.  The comps need to be for the last 30, 60, and 90 days.  Go further back if you have to, if there are no real comparative sales in the last quarter.   I suggest only using area sale comps - figures that can actually be verified - when making an offer on real … (0 comments)
