The two zip codes of Ellicott City decided to stray in opposite directions compared to December the year prior.
21042 saw an increase in sales volume of almost 11%. Average sold price was up almost 3%, the number of units sold almost 8%, and the total number of active listings a little over 6% when compared with December 2010. Average days on the market was fairly similar, 106 days vs. 102, though one home stayed on the market over 361 days and three between 180 and 360.

A low volume city in terms of sales, Marriottsville is prone to high percentage changes on a monthly basis. However, all things considered, 2011's December was very much comparable to last year.  Both years saw a sale of only two units.  The key difference came in the average selling price, a 12.55% difference (giving the median selling price and total sales volume the same differences, too). A positive indicator, however, was the change in average days on the market, decreasing from 124 to 90.

Is this really January? This past weekend the weather has been glorious in Central Maryland. Bright, sunny and a balmy 65+ degrees. Just a joy to be alive. 25 years ago today I left Heathrow airport and the UK on my first ever airplane flight. It was a Pan-Am flight to New York.
