First I must apologize for not posting sooner/ With Titanium undergoing major changes (for the good) I have been swamped. any how we are upgrading some of the soft/hardware and I figured I would take the time to update this blog. I have received several emails about this question and a big debate ensued about travel distance for assignments. First let me say that Titanium’s feeling on this is 10 miles unless you are a rural realtor then we could extend to maybe 15-20. (when I say rural I mean no major cities within your 10 mile area.) I recommend that you stay with the ten mile limit and let me explain this a little more in detail so you have an understanding why. Let’s say you have 2 assignments and one is 6 miles from your home and one is 18 (for easy calculations) from your home. Now titanium has a 3 visit policy, so you have to visit these properties 3 times each. if you have an average vehicle and your gas mileage is 20 MPG you have a 36 mile trip to property A for a total of 1.8 gallons of gas @ 2.00 a gallon, for a total of $3.60 property B (18 miles away) three trips equals 108 miles and 5.4 gallons of gas or $10.80. for a savings of $7.20 per assignment and let’s say that you complete 10 assignments per month and half are close and half are far so you spend $36.00 more per month on GAS! Now this is just the tip of the iceberg... Boy this might be a long post... anyway. Exhibit B If you don’t know this already here is a big secret Titanium gives you assignments based on your rating and you are rated on your percentage of contact and your percentage of financials as well as listing percentage. So let’s say you have a rating of 52 (average for an agent) an you take these properties that are 18-25 miles away and because you are driving a half hour each way you visit them 3 times (minimum required) and get the $30 for no contact. your score would likely drop to 50 ( I am using Hypothetical numbers here I do know the exact algorithm used) So you receive less assignments because you have a lower score. so next month you get 8 instead of ten. Vs. if you have a closer property and you can visit that property six times (same amount of gas) or maybe less because it is on your way home or on the way to the grocery store, etc. so on the sixth visit you make contact with the one complete the assignment for a total of $125 now right away you are $95.00 richer because you completed the assignment. plus your rating improves to a 53 and because of you higher rating you get 11 assignments next month for an extra $100 (on average) $1200.00 plus the $1140.00 form completed financials that is a whopping $2340.00 per year. and because your rating again is improved each completed assignment you have a rating of 65 by year’s end. now with a rating of 65 you receive 14 assignments every month and because you have smaller area you make better contact with homeowners and your score improves. it's a reverse snow ball effect. you travel less get more and make MORE $$$ and spend less (gas). Now do smaller areas make sense? if not let me know and I'll call you so that I can explain it better. U have a ton more examples and not enough time to write them all down.
