Teresa and I were recently asked if we are real estate agents or loan officers. This is a good question since much of what we send in our emails concerns home financing. To answer the question, yes we are real estate agents. Our reasoning is that you should have some understanding of what financing is available to you before you start shopping for a home and/or an investment property. There are constant changes in the real estate financing market. We typically go with our clients when they meet with a loan officer for the first time. Is this necessary? Maybe not. But we want the best for our clients and taking a back seat approach is not our style. Below is an email we received recently.

I wanted to get back with you on the financing options we spoke about the other day. The My Community 100 Plus, House America and the Fannie Mae Flex 100 are all excellent alternatives to subprime financing for individuals with less than prefect credit (down to 600 ficos). All three of these programs allow for 100% financing at close to conforming rates with 3% seller concessions. Because we are in a GO zone from Hurricane Katrina these programs are availed to most everyone including middle and high income families. As well as they carrying lower Mortgage insurance requirements than most other 100% and high LTV loans. These are just a few of the options I can offer your clients.

This came from one of the many loan officers we're in constant touch with. Did you know there are programs available to get you into a home with zero down? And I don't mean only for first time homebuyers or military veterans. Does the USDA still have rural development loans available for St Tammany Parish?

Yes  The rural development loans are available for all of StTammany Parish through September 2007. The rate is 5.75% for qualitied applicants.
