Just finished a great closing that cost me a lot of time, effort and stress, but was worth every minute of it for my client. First of all, my seller was looking to upgrade into a larger home for their family of 5. We looked at several homes until we found a home that was just right but they had to sell their home first. The homeowner of the larger home was looking to down-size but his home had been on the market for over a year and had decided not to re-list. I asked if he would be interested in swapping homes with my clients. He said he would and the challenge was on. I first took an exclusive, one-time listing with the homeowner and then wrote offers for both of my clients for each others homes. After much effort the deals finally closed and I am looking forward to funding tomorrow. The most rewarding part of this whole transaction was when both clients thanked me for helping them reach their goals! I love this job!
That truly makes the pain and effort worth it. We get plenty of closings that require a lot of work here in Las Vegas, but we just closed a nice one for a first time home buyer in 10 business days. The buyer comes away thinking that it is an easy process to buy a home and it came from a new real estate relationship so it definitely was a fun one to do. We are on the mortgage side, but when they go smoothly it really makes everyone involved in the transaction happy!

Isn't it great when things like that work out. Friends of mine did that a few months ago, and they were very pleased with the swap.
It is always good to hear good news. i love your proactive idea. Unfortuntaly many of our fellow realtors would have just "not bothered". I am going to show your blog at our weekly meeting.
Sometimes there is stress, irritation, and anger (hopefully not too much anger) but ultimately its a happy ending. Congrats on the closing!
