I Can Stage It Myself!

I see suggestions on Trulia and other sites from well meaning people who seem to think that by watching HGTV, you too can stage your own home. Only 10% of the population can visualize something other than what they are seeing, so you are rare. To top that off, you already have your home how you like it - right. That is the other problem - it is not about you any longer - it is all about getting prospective buyers in the door and to the purchase agreement table. If they do not like the online photos -they won't come to see it. Even worse if there are none.....
If they do not like the view from the road - they will drive on. There are so many other homes to see- why waste time? Are you willing to risk what is perhaps your biggest asset?

Kathleen, you not only do things differently, you do things right and therefore they work. Love the kitchen!

Kathleen - I agree. When I sold last year I got an outside opinion on my home because I knew that I had lived in it too long to be objective. Very classy kitchen staging.

Exactly, it is near impossible for a client to disassocaiate themselves from their belongings. That is where a professional stager makes the difference.

You are so right. It takes a different perspective to know what needs to be done. Sellers don't understand that it is not decorating, that it is about marketing and strategy. Hire a professional if you want the best results.

I didn't know the statistic about 10% not being able to visualize. Maybe we should spend more time with them when they are placing their furniture in their minds. I usually let them go at that point. Thanks for the tip.

Ginger- A property is just that - merchandise- that is the tough part for sellers and how many are trained in merchandising?

Shelley - We just get used to things and it is hard to see all the changes that need to be made.

Michelle - Disassociate and sometimes just the incentive to get it done - I carry a whip at all times LOL

Sharon - packaging is so important for products - there is so much research done on that in the commercial world - houses are products.

Jim - I am interacting with my clients from the contract to the closing - I go over with them all that needs to be done and do check backs with a final punch list before the MLS photos are taken.

Charles - I know that you really get the value in having a property ready for the market - so many do not!
