     The market here locally is doing okay, it is much better than other parts of the country. The price of homes are lower than they should be showing we are close to the bottom.

If you are looking to buy it is a great time, there are a lot of great deals.

 If you are selling it is best to wait, but if it is necessary be prepared for a lower list price than you may like and possible low offers. It does not mean you cannot sell just be prepared to compete.

If you are selling to buy a different home in the area it would likely be a wash since you would have to sell your home for less you will also be able to buy a home for less.

The Nampa market varies a lot since there are many different areas rural, city, suburb, it depends on the area. Over all the farther out you go the more the drop in value since you can now by homes closer in town for the same or less and with gas prices rising commuting can be an issue.
