We are getting closer and closer to the drop dead date on the Government's $8,000 tax credit for first time home buyers! Only 81 days left to find, buy and settle on a home to qualify for the free cash! Buyers are starting to scramble to try to find a home to make the December 1, 2009 deadline. With the local real estate market heating up and inventory dwindling it's GAME ON to get out there and find yourself a steal of deal and kick back this holiday season knowing $8,000 is coming your way in the spring!
Can it still be done?
You bet it can! With some dedicated effort and smart planning and strategising, it's very possible to still grab that $8,000 tax credit.
If I were counseling someone on how to take their next, best step to successfully get the $8,000 tax credit that they are entitled to:
1. Look at traditional sales/regular listings first. These houses are ready to sell and typically in pretty good to very good condition and are ready for new owners. Quicker negotiation of contract terms is possible with these types of homes as well.
2. BANK OWNED HOMES. These homes are quick sellers. Condition varies and caveat emptor or buyer beware. These homes are in "as is" condition with no warranties or repairs to be made.
3. Approved short sale homes. These are harder to find but can be GREAT DEALS and some of them are in great condition!
Buyers beware!!! Time is ticking away and soon there won't be enough time left to claim your money. As you may or may not know, the choices you make today will impact you for many years to come. You deserve to sit down with a trusted adviser who will ask critical questions, listen vigilantly and craft a strategic plan for you to find and buy yourself a great deal. You deserve my full attention.
If you need a trusted consultant who is experienced with Bank Owned and Short Sale properties, I can help.
