A little humor post that I thought I'd share.  But in all seriousness, like your buyers and sellers, he can't be comfortable on that fence.  Perhaps he just needs a little 'push' of information?  More Info...

Just a little push will do the trick. Too many buyers are waiting on the fence, and once they miss their opportunity they get upset. I have many short-sale buyers who waited to make a move and now every home they make an offer on has 15+ offers.

The housing affordability index is at an all time high (Measures the median household income with the median priced home and was established in 1970).  Maybe that'd spring him from his perch!  Oh yeah, and interest rates are on the rise, tax credits are expiring, seller's 'mind-set' is becoming less giving...

That's where my clients are!!!  Recessions are always partly psychological.  Many potential buyers are simply afraid.  By the time a decision is made, it will usually be too late......with higher prices, higher interest rates and more buyers.  Did I say more buyers????  Let's get sizzlin'.  ; )
