During the formation of this company, I sat down to write my Philosophy Statement and am so glad I did.  I include it with my marketing materials to clients, Agents, and anyone I meet to discuss business together.  This has really helped people understand more about who I am and believe in the longevity and integrity being offered.  I've received many compliments an thought I'd ask, ARE YOU DOING OFFERING SOMETHING SIMILAR IN YOUR BUSINESS?

The H.O.P.E. Lending Philosophy

The formation of H.O.P.E. Lending LLC came through sincerity and belief that every individual should have a home of their own, a financial investment earning equity to provide savings used towards your goals and the dream of financial freedom.  Whatever financial freedom may mean to you; no mortgage payment during retirement, savings for your children's education, ability to pay your medical care during retirement, or freedom to choose a lifestyle that supports your hobbies, fun activities, and memories created over a lifetime.

I believe what prevents most people from achieving their goals are fear and procrastination.  This simply equates to a lack of understanding in how to reach your goals.  I want to create Trust that is earned and Value everyone can count on.  I believe people can learn about the process of home ownership to eliminate fears, and create pride in ownership and achievement.  Owning a home is far more affordable and realistic than most think, AND actually provides more security than renting ever will. 

If you fear a financial setback would lead to homelessness, then you must know one is evicted quicker (within a couple months) than a foreclosure would ever occur (usually six months to a year).  If this did happen, the effects to your credit are equally negative.  If you fear the maintenance involved and costs associated, then you will find some assurance in knowing that you pay a Licensed Inspector to conduct a home inspection prior to your purchase that identifies any potential problems and creates opportunity for repairs to be made.  Over time, any costs are minimal compared to the equity you earn.  If anything major did occur it would most likely be covered by Homeowner's Insurance.

Really, the concept of investing in a home is the first step towards your retirement.  You are utilizing a financial tool called Leveraging.  This is done by using your established credit to borrow money from the bank, and receiving equity earned through appreciation as your return on investment.  Over the years, you might convert your equity to cash to consolidate debt and eventually live debt free.

Let's say you buy your home for $200,000 that costs you $1,100 per month.  You bought it with no money down and borrowed the full amount from the bank.  In two years, your home is worth $240,000.  Now you have $40,000 in equity earned through appreciation of the fair market value ($240,000 - $200,000 owed).  Your home is an asset, the mortgage is a liability, and the appreciation is the earnings.  The asset increases in value, the mortgage stays the same or decreases, and thereby creating equity to convert to cash.  Once you understand this concept, you will understand how Donald Trump, Warren Buffet, and so many others have created wealth that you can too! 

Now that you've eliminated some fear and procrastination and replaced it with pride and excitement you find yourself ready for a new or larger home.  Instead of selling your first home you decide to turn it into a rental.  I know you may be thinking of new fears associated with becoming a landlord so I offer guidance on how to advertise effectively, screen tenants efficiently, and utilize appropriate contracts to include receiving rents timely and proper upkeep to your asset.  Additionally, you receive tax benefits to help reduce your tax liability and put more money in your pocket.  Remember, you've already overcome the initial purchase and found comfort to move forward in reaching your financial goals.  I want to help teach you how to plan your retirement goals and reach them and have a referral group of professionals on our team. In time you might find yourself comfortable owning more than one investment property.  As simple as holding $1,000,000 (One Million Dollars) in real estate that appreciates 10% a year is returning equity worth $100,000 to you!  You Leverage the bank's borrowed money to earn Appreciation creating wealth and financial freedom.  This is very easy to do when you have someone teaching you how, walking with you through each step, and following your needs as they change.  H.O.P.E. Hello Gita - I appreciate your kind words.  Do you offer something like this to your clients?  I noticed you mention helping Sellers with Staging ideas that are inexpensive.  Have you written a blog about this, or would you care to share more?  I am starting a FSBO marketing plan in hopes to earn referrals for Agents, and have a better success coming from a Mortgage Consulatant as non-threatening.  All the best!
