Title's are so tough

Honesty is always the best practice even if the truth does not benefit you personally.  The reason I say this is I just took another application this afternoon from a couple who caught another loan officer in a lie.  Those folks really make it hard for the rest of us to do business.  I can't wait for the weeding out process to take place.

You are so correct in your comment that honesty is the best policy.  I just had the same happen to me where the client caught the loan officer in a lie.  They do make it more difficult for the rest of us, but when it comes to referral business, we will be the ones that see the success.

The term "lie" in lending is thrown around quite a bit when it shouldn't be.  Many inexpreienced LOs get improper information from equally inexprienced wholesale lenders' reps. 

What appears to be a lie is actually a misinterpretation of underwriting guidelines.  These incidences will drop in direct proportion to the industry "shakeout" you predict.
