Kathleen..it is the little things that can make or break a deal.  A dirty mirror, a floor that hasn't been swept.  Especially if you give a full days notice!

Dirty dishes, smelly trash, and pungent cooking odors are big ones for me.  I find smells that overwhelm you as you open the front door do the most damage to a sale.

The same applies to agents!!  I always cringe when I see photos on the MLS of bathrooms showing the toilet with the seat up!

Love the title - could apply to many things!  Yes this drives me nuts - how easy is it to put the lid down!  Also it's a feng shui thing - just good to do this all the time.

Kathleen, All we can do is give them advice...they have to decide whether to take it or not.  If it helps to get them to keep the toilet seat down, it is bad Feng Shui but I'm not sure they will get that either  :)

Nothing like a "crappy" MLS picture or a dirty toilet to foul up a showing!  Good advice, Kathleen.  I just wish more people would act on it.

Kathleen - this is a pet peeve that we've actually discussed in one of our stff meetings.  We see this in pictures all the time, and I, for one, will do my best to make sure that all my listing photos show the lid down - not that bathrooms photograph very well in the first place.  Hope all is going well with you.
