Selling your Home, Getting a Buyer!
So you've decided to sell, what is it that you need to do as a seller to get a buyer to look at your home? What is it that makes your home special or different than all the others on the market! That's the real question, you as the seller need to ask yourself. How do I make my home the very best in my area?
Well, for starters, you must make your home inviting and appealing so that the buyer has no choice but to look inside. Spend your money on the entrance to your home if you have limited resources, but replace if needed and paint the front, the railings, or guttering if they don't look appealing. Paint the front door, the shutters and trim. Put out lots of colorful florals, buy an new welcome mat, top of the garden and trees with some fresh mulch! And here's a tip that could set you above the others, put out a rocking chair or two seated bench. This will say, "Welcome".
Ah, don't forget about the back entrance as well. The back of the house is as important as the front. Most buyers know people live in their home, but they also want the back of the house to be as inviting as the front. Give it some attention as well. Again, this will set you apart from the norm.
Now, let's go inside. Closets, wow, this is a critical area. Move the extra coats, hats and purses out of the home. Rent a small storage area and pack away those extra items you have in your home that are taking away from the value of your closet space. It's your goal to make your home look as roomy and spacious as possible.
Laundry room, keep your privates private! Use a hamper or closed laundry basket and put away the detergents and cleaners. Also, try to move the dog and cat bowls out of sight and keep the litter box clean. No unpleasant smells please!
Basements are expected to be low on the priority list, so anything you can do to make it impressive and memorable will give you an edge. Move out all the junk (I know, one man's junk is another man's treasure), again, your goal is to impress!. Be the home they buyers think about and reference time and time again. Washing the windows is another great tip! If your basement is neat and tidy, then maybe the rest of the home has been taken care of as well!
Bathrooms, okay, this can be a real benefit or turn off. Make this room like the hotel bathroom, clean, bright, uncluttered around the sink, tub and shower free of any mold or mildew. No hair in the drain, bathtub ring or soap scum on the shower doors. New towels for display only, will again give you the advantage! Even a new shower curtain or liner can give you the edge.
Kitchen counter tops and cabinets. Get rid of everything you can from the counter tops. Put away any appliances, cookie jars, soap bottles, etc... Leave these as clean and open as possible. A nice colorful vase with flowers will again give you the added touch! As for the cabinets, remove all the plastic containers, excess dishware and bowls you can pack away. Leave only those items you absolutely need for your everyday use, but hidden, not on the top of the counters.
