If you plan on selling your house yourself, then setting the right price becomes your main objective. Study your comparables closely. Get an appraisal. Use it to bolster your sales pitch when necessary. Most Real Estate Agents may be willing to offer you a CMA ( Comparable Market Analysis ) of your home. Any advise from your local Realtor's can prove to be priceless in the future.

      Some FSBO sellers solicit pricing opinions from Real Estate Agents, even though they ' intend to list the home with an Agent. That may strike you as a little shady, but look at it this way: If you don't make a sale within your time frame, you'll probably turn the job over to a professional. Agents may be willing to work with FSBO's because it gives them exposure to and the opportunity to work with you now and possibly in the future.

      At the Heart of any FSBO pricing decision is motivation. Do you want a fast, easy sale? Then set the price lower than you would if you were selling it through an Agent. Remember that in a FSBO sale, the buyer also assumes that they are getting a better deal than if they bought through an agent. Just keep in mind that opening yourself up to paying a Buyers Agent a 3% commission to bring you a qualified buyer will greatly improve your chances selling your FSBO listing.

3- How do I Market my home effectively?

4- How can I attract the most Buyers in the Shortest amount of time.

5- How much should You spend on advertising your home?

6- What specific repairs and upgrades could I do to attract more buyers to put in an offer after the first visit.

7- Will I need a Lawyer to handle the Legal mumble jumbo?

8- How long should You keep it on the market before improving your price?

    These are only a few questions out of many that need to be answered before listing your home as a FSBO. Just keep this in mind when considering Selling your home.
