By
Real Estate Agent with RealEstateSINY.com

There are countless decisions to be made when selling a home, and many of them will significantly affect whether or not you make a profit and how much time it takes to sell your home. A Realtor can offer specialized knowledge in research, marketing and negotiations to help you meet or exceed your goals. According to the National Association of Realtor, 82% of home sales are the result of agent connections.

A Realtor will:
-Serve as your advocate and representative when dealing with buyers, buyers agents and service providers.
-Help you establish a fair asking price that also meets your goals.
-Advise you on how to present your home aesthetically to maximize its appeal to buyers.
-Control the scheduling of your home's showing appointments.
-Provide a lock box if necessary to maximize showings.
-Design a customized marketing plan that will promote your home to give you maximum exposure.
-Check and verify all buyers mortgage qualifications prior to presenting an offer.
-Screen all written offers and discuss their advantages and disadvantages
-Assist you in making counteroffers
-Once an offer has been accepted facilitate the transaction regarding, home inspection, appraisal of your home and trouble shoot any problems that arise before closing.

That is why you must use a Realtor to sell your house.

We all know that FSBO's rarely work.  Everyone needs a realtor to sell their home - I agree.

Irena,

I enjoy doing business with former For-Sale-By-Owners. If someone can sell it themself...more power to them!! But, I've even seen a realtor here in my neighborhood try to do FSBO...and then she ended up putting it "on the market", too! :)  GOOD LUCK!

Irena - great points and with a declining market, every day without an agent costs the seller money

Irena,

Great points. As Randall said it is a great way to remind the public about the advantage of working with an Agent in a 'declining market' .
