Why list with a Barrhaven, Nepean realtor instead of Grapevine?

I come across a number of people who try and sell their houses privately in Barrhaven, Nepean. Some are successful, if they have a good sense of what the right price is or if they have a unique property.

But it's really hard to tell what your home is worth if you don't have either an appraisal, or any comparables provided to you by a Barrhaven, Nepean realtor. Part of the realtor's job is to prepare a marketing plan for your property.

Grapevine Home Marketing has proven to be really popular, particularly in this market. One thing to keep in mind if you're selling privately is that the buyer is responsible for preparing the agreement of purchase and sale if they want to make an offer on your house. The forms provided by Grapevine aren't really legal forms, so any potential buyer needs to see a lawyer to have a proper agreement drafted.  If a buyer won't go to the trouble of retaining a lawyer to draft the agreement, they aren't that serious about buying your house. If you don't have a signed offer in front of you, you don't have anything.

Unlike a Barrhaven, Nepean realtor, a lawyer cannot tell you what the fair market value of your house is. Generally, a lawyer isn't going to negotiate for you either. When selling privately, the buyer and seller agree on all the terms of the deal strictly between themselves. Before listing privately without a Barrhaven, Nepean realtor, you should think about how comfortable you are negotiating on your own behalf, particularly if issues come up, for example, after a house inspection. It's worthwhile to have a Barrhaven, Nepean realtor negotiating for you and acting as an intermediary.

People ask me what to look for in a Barrhaven, Nepean realtor, I would recommend a realtor who knows the neighbourhood, or who has involvement in the Barrhaven community, and someone who does the research to find out what a realistic price is for the property.
