The 1st point I must make is do not hire a Realtor who works another job to supplement their income! Would you use a doctor or attorney that needed a part time job? I wouldn't.
Secondly, make a couple of test calls both to the agent's cell phone and the office. Make the office call on the weekend and randomly to the agent. The agent should be able to respond within 2 hours to your call.
Many times, I have called small local town Real Estate offices at 4 or 5:00 on a Saturday and not only don't they answer, but I can't get to the agent to schedule a showing on their listing. I will bet many of these homeowners have no idea how many showings get lost due to this.
Next, interview agents! Ask questions regarding internet marketing, blogging, advertising of their listing, signage, pricing, staging, painting. Ask the agent how many homes they have sold in the past 12 months and their career. Ask how many years they've been in business. Ask the Realtor if they have taken any continuing education courses relating to Real Estate! Are they experienced in diverse areas such as short sales, bank foreclosures, VA, FHA, Conventional financing, Estates, encroachments, title policies, deed restrictions, land value, tax accessment verses appraised value.
