Warm Weather means Busy Season

All government relating things aside the spring/summer will be a busier time of year for Realtors no matter what happens.  There is no school to contend with, moral is higher, and in general people are just more likely to get out and look at houses.

The weather this weekend has certainly gotten some buyers out into the market.  My office as well a few other local offices have all said that it seems to be picking up.  The snow has melted, the homes are visible and things are ready to get moving. 

Surely there is some motivation due to potential interest rate hikes (They are creeping up), and the first time buyer tax credit, but I honestly believe people that are still in the market aren't in need of external motivation to convince them buying now is a good idea. 

I've written a few other blogs, one about the affordability being at a 39 year high and a few others about taking advantage of today's opportunities.  Spring is looking like it might be the busiest season of the year. 

If you're considering listing your home in Gettysburg, PA now would be a great time to put your home on the market.  Not all buyers, but certainly some are looking to get a tax credit which means their time line for buying and their motivation is high. 

First Time Buyers - The closer it gets to the tax credit experation the harder it is going to become to negociate.  Seller's realize the time frames as well and will use them to their advantage to get top dollar.  I urge you not to wait until the last minute.  We Realtors have been through this one already last November.

Hi David,  It sure is a lot more pleasant to show houses to buyers in the sunshine than it is in the rain!  A few days ago we had a downpour with wind, and today it was cool but sunny and pleasant.  Took the same buyer out both days and I have to say that our outlooks were a lot sunnier today!  I think we have found his new home.  Contract time tomorrow.

Even with all the snow, the buyers are coming out of the woodwork as are the sellers.  In the spring everyone's mind turns to.....real estate.

Spring has sprung or at least we have a small taste of it this weekend!  The warmer weather gets people out and moving and hopefully MOVING!  Showings on my listings are busier this week.  I am looking forward to longer days and being able to show homes during daylight!

Hi David,

Spring is in the air in Southern Maryland!  The snow is gone and the weather is warming up.  The buying & selling season is here!  Phones are ringing, buyer's are talking with mortgage lenders & seller's are listing their homes.  We're getting very busy!  This is great!  Looks like it's going to be a wonderful spring!  Have a wonderful week!
