I am curious why some sellers pick their Realtor because it is a  friend that lives 30 miles away and knows nothing about the local real estate market where they live.  Alot of these realtors only work part time and do not keep up with the issues regarding their industry or even invest any time for education other than that required by law.  It strikes me that when we are talking about my largest investment, I would want an experienced local person to market it.

From what I've learned through self study, most consumers have only enough memory to really remember 1-2 agents.  NAR studies do back this up from what I understand.

I think the reason they call is because it's the first person they think of, and also that they made have made a promise to that person in the past.  Honestly, it's tough to contend with a family member to whom they've already made promises to do business with.

More times than not I'm able to attract a client anyways by hitting on one of the main reasons a real estate agent is brought into the picture.  Besides the expertise, I feel agents are hired because they are meant to bring logic into a transaction where alot of emotions are held.  A persons home usually has plenty of memories, so they're usually emotionally attached.  Pinpoint this with your prospective client, let them know your value proposition, and I think you may convert more of these clients who run off and do business with a family member.

Not that I'm against that, yet personally, I do not do business with family as if things go bad, I'd still like to see them at Christmas without feeling awkward.  :)

There is no local agent that stands out to overcome the familiar with the unfamiliar.

When your name, not your company, comes to mind when thinking about real estate you wil no longer have a problem with that issue.

Who would most people pic?

  •  Someone they know and trust who may need a few hours to research what you need
  • OR
  • Someone who knows all the facts by heart and has the personality of a wet rug?

Personality and history win out.
