The Four Points Area in Austin has one last undeveloped retail site located at the corner of RM 620 and Wilson Parke Avenue, close to Williamson County. The 69-acre property loaded with oak trees and brush, is also the largest remaining piece of undeveloped land. If plans go through with the City of Austin, local developers intend to build a shopping center named The Trails at 620.
Developers Speaks and Sloan purchased the property from New York–based Tomen-Parke Associates, in May 2009 and have plans drawn for a 350,000-sq.-ft. shopping center that would potentially include a theater, a bookstore, a pet supply store, a sporting goods business, a grocery store, and several sit-down and fast-food restaurants.
Since the Balcones Canyonlands Preserve is located nearby and with the popularity of outdoor activities in Austin, the developers are planning for approximately 2 miles of trails throughout the acreage and a playscape for children.
Buidings 1 and 2 are among the first buildings in the city to be LEED Gold Certified-Core and Shell. The buildings have received a one star from Austin Energy Green Building for “achievement in sustainable design and construction; for proving greater resource efficiency, comfort, health and durability to benefit occupants, our community and our planet.”
Studies indicate that the area will easily support the new center. The average household income within 1 mile of The Trails is $125,019, with a population of 1,681. Within 3 miles, the average household income is $135,253, with a population of 26,395. The 2000 U.S. census reports that within 1 mile and 3 miles, about 72%, of residents 25 years old and indicate have college degrees.
There have been concerns regarding the increased traffic the development would bring, as according to Edge Realty Partners, 2007 traffic study said between 40,000 and 49,000 cars a day pass by the site. However, this is offset by the fact that many dollars spent outside the area will remain local as services people need will be available nearby. The City of Austin will have the ultimate say so if The Trails at 620 will be given a development permit.
