Prepare for your Open House!!

As the market tightens, I believe we're going to see more Open Houses being done. We need to be able to get people into our listings to show them the value that they have. With this in mind, do you do Open Houses? What do you do to prepare for your Open Houses? I do a few things, but would certainly like to know what works for other Realtors. Please add to the list those things that work for you and tell me why they work for you.

1. Make sure the Open House is advertised in all of the places you can. I place ads in the Homes magazine, the newspaper, on Localism (with a blog here, of course) and I announce the Open House on all of the internet sites I already have the ads placed.

2. I make sure this is the Featured Home on my website, www.wilkesbarrehomesales.com, for the week before the Open House and place it in my Current Events as well.

3. I give the seller two weeks notice and a week before the Open House, I go by and check out the house. This gives me some face time with the seller, shows them that I am serious about selling their home and gives me the opportunity to give them a punchlist of things that still might need to be completed before the Open House.

4. I put up signs in the neighborhood the day before, pointing out the location of the Open House with the date and time.

5. I send out an MLS e-mail announcing my Open House two days before-hand so the other agents can notify their clients.

6. The day of the Open House, I arrive early and go through the house as if I was showing the house to a visitor, making sure to have the lights on in all the right places. I place listing brochures on the table by the entrance and a sign in sheet with plenty of pens on hand. I put out balloons and have candy available for people to grab as they come through.

Then I have the Open House. I have had great successes and I've had bombs. Overall, I've done well with Open Houses and enjoy doing them. What things do you think I could do differently or what have I missed altogether here? I look forward to your comments and suggestions.

Thanks for the post. I do many of the things you've outlined, as well as an email blast to my sphere of influence. Additionally, I mail postcards to those whose lower priced home just went under contract. Anything that can get prospective buyers to tour the property is a good thing.

I hate them, too.  We have them on Sundays and I feel like they take away from family time (not just for me but everyone who wants to see a house).  Lots of agents agree but the pressure is high to leave it on Sundays.  Now, when I am actually at one, I make the most of it and try to have a good time with the guests.  I've sold a couple homes from the open house, so I won't sneeze at the potential.

One thing I've done is to walk around the neighborhood prior to the OH and handed out invitations.  Some towns won't allow that, so be sure before you walk.

Jeff, I've considered the leaflets around the neighborhood thing as well. I don't think we have restrictions on that either. Thanks for the suggestion.

I do similiar stuff...I don't warn them two weeks in advance though...I don't think that's necessary...I have my clients inspection ready every day they're serious about selling their house because you never know when a buyer's agent is going to call and say hey, we're going to be near by, can we stop in...

Hi Andrew,  Our area is a resort area with 2nd homes and condos.  One of the towns does not even allow us to put up any signs except in front of the house where we are having the Open House.  This really makes it difficult for people to find us.  And, there are so many agents having open houses in just the 7 mile area, there are times when no one comes to the open house.  I like your ideas on what to do prior to the open house.  Any suggestions on how to bring in more people in our market?  Competition is high.

Joyce, You are going to have to set your house apart from the other houses in order to be the Open House the people go to. Since you can't do any other signage, you're going to have to get to people through another means. Maybe mailings, the postcard idea, would be your key to acheiving more successful Open Houses.

My question to William,..o.k. I just re-read your earlier comment (again) and you've already answered most of my questions. So bottom line, if opens are so productive, especially in your farm area, that means they must be working for you, right?  Other than working on a Sunday (I do on occasion, yet not routinely myself) what's so bad about an open house?

Btw, so far this year I can count on one hand how many open houses I've personally held, but I'm heading to one myself shortly.

Love em, hate em. Love them because they work here....neighborhoods close together...and they are Sunday events here. They work.

Preparing and all that is the only thing I don't like...by time I set up signs along the way etc. I'm sweaty by time I'm done and the first person walking in.

We are still too new to have the staging done up yet.  Working on it...the difference is that visitors are looking to build a home, and the expectation is to have a complete presentation on the development, builder, options and cost associated.  It's a bit more like a "home store" than a home for sale.  Does that make sense?

Hmmm...I can see your point. I was imagining homes that were built already.  You really have to help them see the stages of construction and what the finished product will look and feel like. That's a challenge, but I imagine a good one, to have.

Educate your sellers on their role for a open house. It has to be a team approach.
