All of our Sellers know that we are with them in spirit (and marketing), everyday, but now we have joined their ranks.
Today was our first day of showing our personal residence for sale and it was as much fun as we knew that it would be - NOT!
9:00 am Left the house after turning on all the lights, all the fans, and opening all the blinds. At about $1. per day, you can't afford not to if you are leaving the house and may have showings.
9:32 am The Centralized Showing Service declined an appointment request without even calling for an exception - a violation of the clearly stated showing instructions. As I audit every showing request for all of our listings, I caught the error and got them out for a showing at their requested 10:30 time. Whew!
10:30 am Showing by a Buyer's agent.
4:45 pm Set up showing with a Buyer's agent for Friday morning.
6:45 pm Had to purchase a new curtain and rod for the media room and get it hung (don't ask...).
7 pm Buyer's agent called to request immediate showing as she was outside the home. Approved!
7:20 pm Buyer's agent had difficulty with her electronic lockbox key and had to come later in the middle of another showing which had already been scheduled.
8 pm Showed to a Buyer with their agent and a Buyer without their an agent (unrepresented).
9:35 pm Finally got some dinner!
Three showings and we only received feedback from one - typical. We'll wait to hear more tomorrow. It can take the agents a couple of days to get back to their feedback reports.
Not bad for a first day, but even though we have staged the entire house (OK, the garage does need work!), Buyers are particular, so we are keeping our expectations in line with that market reality - and keeping the touch-up paint nearby! We can't wait to see what happens when more move-up Buyers hit the streets, looking for their dream home.
