The last few weeks have been off the charts for business for us. Of course, that is all good, but sometimes during a flood, you can drown. We booked 50% of 2009's business volume in April. All good, of course, but trying to keep up has been crazy. Only 2 of the deals that we put together were benefactors of the tax credit but you sure couldn't tell. People were buying property as if they did. The only problem with such an increase in volume is the fact that the deals unfold in parallel... contract negotiations, putting together closing packets, building inspections, resolving building inspections, etc. Just keeping all of the contractual dates straight requires lots of due diligence. For good or bad, they are all happening within a few days of each other. In the case of 8 nearly simultaneous deals, it is great that we are a partnership. In addition to Jim and I, we have hired some additional office help to help keep us on top of our deals and just manage our paperwork. We also hired a social media consultant to help us stay on top of our social media game. Both have been a great help to us.
Bottom line, we are cautiously optimistic that the market in our area is starting to turn. The tax credit had something to do with it and we believe there was a halo effect as well. Maybe buyers started looking at homes because of the credit. Maybe they didn't even qualify for it (excessive income or haven't lived in their current home long enough) but once they started looking at homes, the buying bug bit. All of a sudden, the old homestead just felt too cramped and looking for a new home was exciting. They have stayed in the market and many of them are purchasing. Good for everyone! April was the best month for our company in three years. It was certainly our best single month for written business EVER! Additionally, we are starting to see our listings sell more quickly and a few, with multiple offers. We are loving it!
