Roanoke Virginia Short Sale Listings, avoid Roanoke VA Foreclosure!

As Short Sales are becoming more prevelant in Roanoke, Botetourt, Salem and Vinton, more and more real estate agents are beginning to work with Roanoke VA Short Sale prospects.  While there are over 1,400 real estate agents in the Roanoke Valley Association of REALTORS, the CDPE website (as of today's date of May 21, 2010) shows that only two (2) Real Estate Agents in the Roanoke Valley Association of REALTORS had taken the Certified Distressed Property Expert Class and successfully passed the test.  While the website says there are only two, in the interest of honesty, I think there are actually twelve.  While many Real Estate Agents are attempting to do short sales in Roanoke, Botetourt, Franklin County, Salem and Vinton, only a very few are trained and qualified to do so. 

One quick disclaimer, the "Expert" in Certified Distressed Property Expert is a very grand expression but in reality we are trained better than anyone out there to serve you.  It is increasingly difficult to be a true "Expert" in a game that changes the rules everyday.  Roanoke's CDPE's are trained to help Roanoke Residents who are facing foreclosure though. 

There are several other trainings programs that agents can take to teach themselves about the short sale process.  Short Sale Superstars is a phenomenal training program run from the epicenter of the foreclosure and short sale market, Florida.  This training program does not have a designation or a test but it is a GREAT training program. 

I think the minimum training for anyone attempting to do a short sale is the CDPE and the Short Sale Superstars.  I have enjoyed both and both have boards for members to post on for assistance with short sales as they change the rules on us daily.

The easiest designation to get and the cheapest is the SFR Designation offered by the National Association of REALTORS.  Suffice it to say this program and the resulting designation leave a lot to be desired.  It is a shame that NAR didn't simply license the CDPE if they really wanted to train agents in regard to Short Sales.

While no Roanoke Virginia potential Short Sale Candidate should feel that they need to use me (I would be more than happy to help you), I do think it is mandatory that if you need to do a Short Sale in Roanoke VA to avoid foreclosure, you need to make sure that your agent is a CDPE and hopefully they have taken the Short Sale Superstar Training as well. I have taken both of those and the inferior SFR training as well.  This is pretty much all of the training available for a real estate agent to take at this time.
