Remember the real estate market in 2006 and 2007? Lake Chelan's real estate market is very close to those days
That's right. Everyone thought it was booming in 2006 and 2007. So far this year, sales are very much like those years. The Lake Chelan Residential Real Estate Sales Summary is out through April and it has historical information back to 2005. Check it out.
The nice thing about the current market is that there is actually inventory available for interested buyers. That's a big difference from the "boom" years. The market is also much more balanced between buyers and sellers. Look at the numbers for April:
April 2010 had 13 residential sales compared to 5 in 2009. The average sale price inched up a bit, from $267,800 in 2009 to $269,242 in 2010. The sales price as a percentage of list price increased a whopping 11 points, from 85.9% tp 96.78% for April 2010. Total sales for April were about $3.5 million as compared to $1.3 million in 2009. 39 homes were listed in April of this year as compared to 64 in 2009! In the reporting area, there are 354 active listings.
One of the interesting quirks of the market in 2009 was that the market for community waterfront homes sank. It has come back nicely this year. All in all this looks like a great year to buy, and the best year in awhile to sell, your Lake Chelan dream home! I don't know how long it will last and there is uncertainty, but so far in 2010, these are the good old days!
