Q: How do I know if my cooling system is in good condition for the summer months?

You should have your heating & cooling system checked at least once each year by an HVAC technician. However; there are some maintenance tasks you can perform yourself.

Outside checks:

· Observe the outside unit and wash it off if dirty

· Make sure no plants or debris are obstructing the unit

· Make sure it is sitting level and not tipped

· Note any unusual sounds, which could indicate a problem

• Feel the air being exhausted from the coil outside - it should be discharging warm air

Inside checks:

· At the supply registers, is system blowing cold air?

· At the furnace, do you hear any unusual sounds coming from the blower/fan unit?

• Check that the thermostat unit responds to normal controls

If you are too hot, your AC is under sized for the job, or not working properly. Don't use air much in Maine. Cooler, not much humidity. Winter sweaters way way more popular.

After all this, what will the technician do?

Simple maintenance can stave off major problems. We try to cool the house down at night with windows open and the furnace fan running to circulate the cool air. Then close up the house in the morning when the outside temps begin to rise. Shades and blinds down - keep the hot sun out.
