Professional photos for rental listings ... why not??

One of my clients is selling his home and he's decided to rent for the next year.  I've been sending him rental listings (and perusing many of them myself) and I was shocked to see how many rental listings have NO PHOTOS AT ALL!  At least 80% of the rental listings have no interior photos.  I can understand not wanting to pay for professional photos for a rental, but there's really no excuse for not having at least a few pictures. 

How annoying is it to drive to a rental property and find out that the MLS description seems to have been copied from a completely different listing?  Shutters hanging, paint peeling, no lawn maintenance ... on the outside.  When we dare to step inside (hey, we're here, we might as well have a look) we find rusted appliances, torn linoleum, filthy bathrooms, missing doors, etc.  A few pictures might have spared us from a complete waste of time. 

As a professional photographer, I rarely get calls to shoot rentals but, when I do, I know the agent is serious about marketing that property.  After all, every month that the home sits vacant is money out of the owner's pocket.  I offer my photography clients a "mini-shoot" that's affordable and makes them look GOOD to their clients.  These are agents that "GET IT"!

I wouldn't mind renting this great home.  The photographs are wonderful.

I've seen the same lack of photos on rental listings in our area. And these are spectacular! But most of our rental listings are priced far too low to include professional photos. Heck, half of our listings for sale are priced too low for much of an expense on photos.

I agree, Lisa ... the commission on rentals is usually much too low to justify the cost of professional photos.  But would it kill the agent to actually go to the property and take some photos on their own?

I always use pictures for my rentals.  We have the same problem in our area too-lack of photos.  No photos generally means there is something to hide according to potential tenants and they tend to gravitate to ones with photos.

Hi Glenda -- I just rented a home and I treated this property the same, photography wise, as I would any listing, took at least a 150 photos, sorted them by room, picked out the best, and then edited and processed each one individually.  We should be driven to excel, regardless of price point or rental vs. sale.

Debra - our MLS used to charge us to upload photos but they quit doing that a few years ago.  Now there's no excuse for no photos - I guess some agents are just lazy.  By the way, I've noticed that the property management companies are some of the biggest offenders ... wonder why that is?
