Sellers Still Don't Get It...........

What are they thinking! I have some buyers who come down from Brooklyn once or twice a month to look for homes in Philadelphia. After a year now, they finally seem to be zeroing in on a house. I was thinking that this weekend, we'd finally seal the deal. But we can't because the sellers of one of the three potential properties won't let us in. I got this message from the sellers: "We are busy this weekend. Thursday or Friday would be better." Huh? These particular sellers had just dropped their price to encourage showings! They will definitely lose momentum by not showing their house for a week right after the big MLS price reduction. I know it is hard to keep your house ready for showings all the time but buyers are few and far between these days. Buyers usually have 2 jobs and children. They are hassled and busy. It is a blessing and a potential end to your ordeal when buyers wants to see your house. For God's sake, let them in unless you are wretchedly ill or have some emergency.  If you have had a hard day and you get a last minute call for a showing at dinnertime, grit your teeth and make it happen. Be home if you must. Get on with cooking your dinner. Just open the door and smile and act as if you enjoy cooking dinner in your home. Or leave dinner on the stove and go out for 10 or 15 minutes. But never turn down showings! Especially in this market! Don't assume the buyers will come back. Many times they just don't.

This just drives me nuts. And often it is after we have to call the listing agent first, then the agent calls back to say he's busy and could we come next week....ugh.

So very true! Some sellers expect to call a Realtor and "poof" their house sells. They need to realize that they are going to have to put in some effort, be it cleaning and repair work or being available at a moments notice.
