Adams County Tax Assessments Have Been Updated

Well if you're an Adams County home owner you'll likely open the mail today and see your new tax assessment.  Our old tax assessment were based on 50% value.  The new assessment will be based on 100% value.  This means that our tax assessment should be in line with what your house is actually worth present day. 

Be sure to check your assessed value to verify that it's in line with what your house is worth.  If you have a recent appraisal you can use that to appeal your tax assessment.  If your tax assessment seems grossly wrong, you can pay 300-400 dollars to have an appraisal done.  If you need an appraiser feel free to give me a call. 

If you're a Gettysburg borough resident you might be shocked by the increase in taxes.  My taxes on my townhouse went from ~1600 to 3116 dollars.  Which is nearly double.  This is partly due to a small tax base due to Gettysburg college (not for profit) and the Gettysburg military park owning much of the borough. 

Hopefully one of these years the school board will give us a break and not increase their allotted 1 mil increase per year.  With the new system a 1 mil increase coupled with 100% assessment and the new assessed values we'll be looking at somewhere near a 4 times increase over what happened on an average year in the past. 

It's hard to swallow a tax increase during a bad economy, but it's a reality.  I guess we're peering into that spyglass that is the two certainties in life - Death and Taxes.  Sometimes I think it would be more accurately death, taxes, and heavy alcoholic beverage consumption to drawn any and all sorrows.

Dear Sir - we recently experienced the shock of our new tax bill.  We have two unimproved lots and the assessment jumped by about a factor of 20 rather than 2.  While we intend to appeal the assessment, we are also interested in selling the two lots.  Our original intention was to build but events have overtaken, plus my husband is currently unemployed.  We don't believe the value of the lots in anyway approaches the assessment.   The lots are in Carroll Valley Burrough.

Lot id : RD-0124  6 Alto Ridge Trail .52 acres (last we heard road had been abandoned)

Lot Id: RH-0034  95 Mile Trail  .73 acres (I need to check our deed, I though this was a 1/4 acre) 

Any interest in selling these lots?  Thank you.
