Selling a Home-San Antonio TX

I try to get my clients who are selling to see the sale as strictly a financial transaction involving the exchange of their asset, the house, for money from the Buyers that they will use to buy something else. In some cases, that is hard for Sellers because the home can hold so many great memories. Memories like a young couple's first household together, or having kids grow up in the house, or family parties, and memorable neighborhood gatherings. It's tough to let go of those emotions.

But in selling a home-San Antonio TX style, it's beneficial to box up your emotions with the pictures, and other household goods and keep them stored and safe-ready to be unloaded at your next home. The day you decide selling your home is what you intend to do, begin thinking of your current home as a house.

That does not mean you like it less, it just means you reduce the emotional attachment and begin doing things that will allow prospective Buyers to see the house as a place they will want to make into their home.

  1. Selling a home is a contest. You are competing with other houses on sale in your You have competition in selling your house  neighborhood. Supply and demand play a role in pricing. The more homes available in an area, the more downward pressure on prices.
  2. Although selling a home is a contest, I prefer to not make it an adversarial arrangement. Both parties need to feel good about the outcome. This will more likely lead to the transaction being completed. If one party believes they were taken advantage of, the more chances there are for that party to look for ways to kill the deal.
  3. Some of the rules are known by both parties, but don't be surprised if new rules or requests are received during the process. These may come from the Lender or Buyer. Be prepared.
  4. Everything should be negotiable. That does not mean Seller's need to roll over and agree to every request, but you should be open to evaluating requests. In negotiations, if my client gives up something, I try to get something for the concession.
  5. Even if you price the house lower than what the market suggests, Buyer's will still want a price reduction. (See Conditioned Response) Offer to sell at $299,000, Buyer will offer $280,00 or lower initially. We'll need to factor that in your list price decision.                                                                     But it's already priced to sell!
  6. Selling a home can be a marathon rather than a sprint if you price above the price the market will accept. Wait too long to reduce the price and it can be a painful experience.
  7. Selling a home is not usually a fun experience. You have to keep things neat and tidy at all times for potential Buyer's. Sometimes Buyer's show up on short notice, and sometimes they make appointments but never show up. Sad to say, but that happens. 
  8. Buying a house is not always fun for the Buyer's either. But remember, Buyer's have a lot more options than Sellers. Sellers have one house to sell, but Buyers have a number of houses from which to choose. Do not make it difficult for Buyers by establishing unreasonable appointment schedules or conditions for the purchase.
  9. Consider getting an home inspection before you put your home on the market. That will give you an opportunity to repair things needing attention. In Texas, the results of this inspection must be disclosed to potential Buyers. I think this is a positive rather than negative thing.

In most cases, we have time to do some planning when selling a home. It is not always easy, or even fun, but if done correctly, selling a home can put you in a good position to make your next home even better than the one you are selling. Hi Wayne -- Exceptional post.  The only difference I see is in #5 -- sometimes a buyer will pay full price when a home is truly priced to sell, provided they are properly motivated, they have a good buyer's agent, and the know market value when they see it.

Buyers do not want to buy YOUR memories, they want to buy their home or their investment. 

A house or property is strictly a commodity, and sellers who cannot grasp this, will typically overprice their house.

It is tough for sellers to put their emotions aside, particularly after having raised a family in the home. There are so many memories stored within those walls. But that is exactly what needs to be done to get the property sold.

Chris-There is just so much available inventory, and Buyers have just been conditioned here to go lower. Maybe 2% of sales are at the current asking price, even when properly priced. It's just good to be a buyer now. Thanks.

Hi Wayne.  From the photo it is clearly obvious which is the best house in that neighborhood.  All the other points must be for the runner-up houses.  :)

Hi Wayne - I like the analogy of selling a home being like a contest.  There are plenty of competitors, but we still must follow rules and comport ourselves with professionalism - just like in any contest. Buyers and sellers will both benefit, and they wil both be winners.
