Many of you know I have been transcending from one template site to another Point2Agent site that will allow me more flexibility.   My goal is to have a local website that is attractive and allows me to promote all my residential, commercial, land and investment property.

I am not so interested in making it a "Pretty" site.  Instead I want to make it a powerful "Information Based site".

Too many of us have been lured by the desire to have a "WOW" site with flash, Color, and many "Pretty" Features.  Instead of going for the "Pretty" I am focused this time around for making a lead generating machine.

I have been told by a few web masters that "Template Sites" are not where it's at and that I need to spend thousands on a custom site.   There is an AR member in Westminster, Colorado that would beg to differ.

Michael J. Clarkson is an AR member that has a Myers Internet Inc. template site that cost him $199 to setup and $35 per month to service.  Hundreds of thousands of Realtors have these kind of sites and 99.9% of them are not generating many leads at all.  What's the difference with Michaels?

Realtor Magazine was so impressed with the results of Michaels site that they interviewed him in this months Realtor Magazine Issue.

Michael's website milehighhomehunter is getting attention because in the past 60 days he received 70 leads all without using "pay-per-click" with Google or Yahoo.

Michael was quoted as saying he is using strong search engine optimization couple with meaningful rich content.

Instead of going for the pretty or "WOW" site Michael has gone for the "Information Site" and used smart Search Engine Optimization techniques.

My point is you don't have to spend $3,000 or more and $200+ per month to have a lead generating machine.  Build an "Information Packed" site that people will want to visit and get your site optimized.

  • Consider Point2Agent for a template site that is really user friendly and has some powerful tools
  • Go to leadwebdesigners to get your site optimized

Forget about the "WOW" and give users a reason to visit your site.

Yes, a bit of each!  LOL!  George I like to think my Atlanta real estate site is pretty productive!  It is not the most professional looking site, but it is a major production machine.  Over 800 unique visits everyday, and still accounting for over 85% of our business for almost 10 years.  I think that is what make s site good is that it is functional, and returning visitors like to comeback!  It is also easily found on the Internet.

"Pretty" may sound superficial... but I think it's still important to an extent.  People have to LIKE the look and FEEL of your site in order to keep coming back over and over again.  If there's another site that has the same basic features, but the design is a total turn-off, you've missed your mark.  Just my less than .02!

George,

The link to lead web designers that you provided. Do you attribute your quick rise in the ranks to thier efforts? If so then they could probably accomplish the same for any site, template or not.

I had to comment, my daughter, Erin moved to your area 2 years ago and everything she learned about real estate growing up, she is practicing in your area, she is i84Homes.com and in her first year only 25 yrs old she sold 19 homes.  I hope you meet Erin! She is a powerhouse of youth and inspiration!

 I think that having a website should be content based and pretty too. Thanks for your great ideas!

Hi George,

I am also using a Myers website that I have spent many hours customizing w/relavent content such as rich community information, neighborhood details, local chamber of commerce info, area sports, etc.  I had an agent in my office that called me last week and asked me to share the secret of my success.  I told her the truth-It takes a lot of effort!!!  In the end, the $35/month I pay Myers is worth it!! The results speak for themselves.

This web-site dilemma conversation just seems to go on and on. I read in the comments that you showed your new site. Can I have a peak too? Do I understand correctly that You will have Point2 site and have it optimised by Leadwebdesigners? BTW, do you know if Point2 supports Firefox, in their info they say - only Microsoft Explorer. I can't find an answer on Poit2 site.

The nameless person's comment was mine. sorry, I did not log in. But I did get an answer to Point2 for Mac- does not exist and they are not sure when it will be available. Too bad, because that's what i was planning on. Now, back to the drawing board.

George, I was checking out the Point2 blog to see the use on the Mac and guess who I saw there?.. Fromm your questions on that blog, I am wondering if Pointe2 is for people with more knowledge and/or time: I still did not understand the stuff about IDX. Do you need someone else to do it for you? same with other features? I found out I can use Mac with Parallels, but if building the site is too technical and no live support, is it worth it? Myers Internet does the set up for you, right? Sorry, too many questions again.
