We see many 1031 exchange clients migrating to Texas for their like-kind replacement property acquisition. Texas still has many areas where investment properties still make sense in terms of valuations and cash flow.

You're absolutely right. We're seeing a lot of investors from California and Florida putting their money into investment properties, especially here in north Texas. There are a lot of great deals to be had and luckily we weren't part of any real estate bubble. This coming year promises to be very active in real estate especially with the high number of foreclosures that are expected to continue. We started a Real Estate Investors' Organization here in Johnson County last year that continues to grow.
