Ms. Hilton,

Thanks for allowing me to assist you in locating your new home.  I enjoyed our conversation, and after reviewing my notes, I want to make sure I understand your needs.  I understand you are looking for the following:

  • looking to purchase a single family home (will consider a posh penthouse)
  • 4 Bedroom/2 baths at least
  • 4,000 sf or greater
  • Gated Community or enough land to create a zone of privacy
  • needs decent access to airport as she travels a lot
  • Must have a pool
  • Cash buyer, no limits! 

Presuming that you have no additional requirements, I think I may have found several homes that are exactly what you are looking for in the Swarthmore / Nether Providence area, in the Delaware County suburbs of Philadelphia, PA, in the Wallingford-Swarthmore School District. 

Let me first highlight the region for you:

 

 

 

Now, let me tell you a bit about the three properties that may be suitable for you:

  1. 518 S Chester Rd, Swarthmore, PA  (5 Bedrooms, 4.5 Baths)
    This is the most modest of the three, and has the smallest lot.  It is in the borough of Swarthmore, home of Swarthmore College.  A walkable downtown district, with a few upscale shops, a couple of coffee houses, dance studio, and a grocery co-op are nearby.
    The property could be fenced, and the driveway gated for your privacy.  This home is priced at $569,900.
  2. 7 S Providence Rd, Wallingford, PA(8 Bedrooms, 4 Baths)
    This is a beautiful, 100 year old Tudor Manor on over 1.5 acres.  Complete with a large private greenhouse which also covers the pool, so you could even party poolside in the rain!  The Borough of Media is close by, with trendy eateries, shops and a Theatre.  This home is priced at $849,000.
  3. 13  Rose Valley Rd, Media, PA (5 Bedrooms, 6.5 Baths)
    I think this is the best fit for your needs.  It is the former home of the Philadelphia Phillies pitcher, Tug McGraw.  (Faith Hill's Father-in-Law).  It is at the end of a 700 foot private road, and sits on 2.6 acres, so it is very private.  This is a home where you can entertain inside and outside -- 8000 square foot floor plan, an additional outdoor kitchen by the pool and extra large sitting venue on a spectacular deck. This home is priced at $2,298,999.

Michael -- yes, despite what the national media harbingers of doom would have people believe, realtors in some parts of the country are quite busy.  Buyers seem to be coming out of the woodwork lately, and seem to be more motivated to act quickly.  I think 4Q07 will be my busiest yet.

I agree with you wholeheartedly. The media has started a frenzy about the mortgage and real estate industry. I guess it sells papers. There is still plenty of homes being bought and sold, but we only hear the bad news. I am glad you have good news!

Joan -- I selected this scenario, because I thought that few people would.

I also want to point out that to exercise a degree of fairness, I chose not to read any of the other entries before submitting mine.  I wanted the judges to see my take on the assignment, unbiased by any of the other entrants.  I wanted this to represent my style, not an imitation of someone else's.  I will wait till the contest closes to read the other entries. (I hope there are a lot, since our entry "bonus" is based on the number of entrants.)
