Thanks Phil! Yes, this is the 2nd time it's been under agreement so my fingers are crossed until we get to the settlement table. You just never know!

Larry & Sheila, That is a tough one when the seller refuses a price reduction. The seller here was great to work with and after everything I do believe it was the reduced price that made the most impact. Good luck with your listing!

Georgina: This is an adorable house with a ton of charm. We close on the 28th of this month and have cleared pretty much all of the hurdles. Just waiting for closing. But then again, you never know these days!
