This is an excellent posting to Active Rain, that I read recently.  I thought it would be wise to re blog this article, so others can also have the chance to read it as well.  Thanks

Are you currently looking to buy or rent a piece of real estate?  There are a few things you need to take into account.  First and foremost, what is on the web that can hurt you?  Odds are, more of the content will work against you, as opposed to in your favor.

In today's age of the Internet, and unlimited information at our fingertips, sellers and landlords have far more resources than the simple credit checks of the past.  If a landlord conducts a cursory search of a prospective tenant, will he or she like that they find?  Are you plastered drunk in all of your photos?  Are there photos of your current place of residence, filthy with clothes on the floor?  What kind of content are you putting out there for the masses to see?

If your standard credit is sufficient, but your online credit is suffering, you may give some thought to cleaning up your online act before submitting applications for rent or offers for purchase.  Granted, everyone needs to play nice with the Fair Housing Act, but creative people can devise creative solutions to simple problems they detect.

So my advice to the masses is as follows:

If you are looking to buy or rent a piece of real estate, take extra precaution with what data you have out there in the great known of the Web.  I have seen it first-hand with my clients.  They do their own research, and a simple denial is often sufficient.  While you may not know the true reason, you may take an inventory of your own online profile and ask yourself if you are the kind of tenant you would like to inhabit your home, if the shoe was on the other foot.  The answer may surprise you.  Some might say it could be a sobering experience.

Just my two cents.
