Anybody selling their home wants to get as much as possible for it.
Anybody buying a home wants to pay as little as possible for it.
SO
WHAT CONSTITUTES A FAIR & REASONABLE PRICE FOR ANY GIVEN HOME?
There's an old saying that "a thing is worth what you pay for it." And it's true, that when a willing buyer and a willing seller agree on a price that clinches the deal, both parties have in effect said, THIS is what the home is worth.
BUT
Before you get to the point of negotiation, it's helpful to know what comparable properties in the area have been selling for. Ask your REALTOR for a current comparative market analysis that contains this information.
A detailed professional appraisal takes into consideration multiple factors:
